Behind on a house in Camden?

Foreclosure and tax sale both run to a calendar. In Kershaw County, the date is the thing that matters.

Kershaw County does not tell you a year in advance. Lexington publishes November the second at Barr Road well ahead of time and Aiken advertises three Fridays running in the Aiken Standard, but Kershaw sets its date and announces it closer in. The most recent sale we have on record ran on a Monday in early November, from half past nine in the morning until five, at the Kershaw County Recreation Department on West DeKalb Street, with bidder registration closing the Wednesday before at the Delinquent Tax office in Room 130 of the Government Center. Treat November as the pattern rather than the promise. The number that actually matters to you is 803-425-1529 extension four, the Delinquent Tax Collector, and the two questions are what is owed and when is the sale. What makes this harder in Kershaw than in the counties either side is that you may be working with less notice than you would like, while the selling side here is slower than the headline suggests. Thirty-eight days to contract is a county average carried by new construction in Elgin and Lugoff. A house in Camden proper, particularly an older one, is not moving on that timetable, and a historic house with an uncertain appraisal is not moving on it at all. If you are behind and the sale is in November, a listing signed in September is unlikely to reach closing in time. We can close on a date you pick. We are a buyer and nothing else. We are not a rescue service, we do not give legal advice, and if you want to keep the house then a South Carolina attorney rather than us is the right phone call, and we will say so on the first call rather than the third. What we would ask is only that you find out the real figure before you decide anything. On inherited Kershaw property in particular the tax bill has frequently been going to an address nobody checks, and the amount owed is often a good deal smaller than the family fears.

The deadline is real and it is local

Kershaw County holds its delinquent tax sale in November. The 2025 sale ran Monday 3 November, 9:30 AM to 5:00 PM, at the Kershaw County Recreation Department, 1042 West DeKalb Street, with registration closing the Wednesday before in Room 130 of the Government Center. That date, not your lender's letter, is often the one that decides whether you keep any equity. Once a property goes through a tax sale you are into a redemption period with penalties stacked on top, and the arithmetic gets much worse very quickly.

Why a listing often does not get there in time

Houses in Camden take roughly 38 days to go under contract, and that is before the buyer's financing, appraisal and repair negotiation. Realistically you are ninety days from listing to money. If the sale date is inside that window, a conventional listing is not a plan — it is a hope. That is the specific situation where selling for cash stops being a discount and starts being the difference between walking away with something and walking away with nothing.

What we can and cannot do

We can buy the house and close on a date that beats the deadline. We cannot give you legal advice, we cannot negotiate with your lender on your behalf, and we are not a foreclosure rescue service. If you want to keep the house, talk to a South Carolina attorney — that is the right call and we will say so. If you have decided to sell, call us early. The single most common reason we cannot help somebody in Camden is that they rang us the week of the sale rather than the month before.
