Kershaw County is really two housing markets sharing one set of offices, and confusing them is the most expensive mistake we see here. Camden itself is the oldest inland city in the state, with a historic core and the Kirkwood district holding houses that are genuinely hard to value because so few of them ever sell. Twenty minutes south, Elgin and Lugoff are commuter subdivisions filling with people who work in Columbia and want the shorter drive: new construction, predictable floor plans, straightforward appraisals. When you read that Kershaw County runs around two hundred sixty-four thousand at thirty-eight days to contract, you are reading a number set mostly by the second of those markets and applied, unhelpfully, to the first. Administratively it is all one county and conveniently arranged, with the Register of Deeds and the Probate Court both at 515 Walnut Street in the Government Center, deeds in Room 180, and the delinquent tax sale held at the Recreation Department on West DeKalb Street. Unlike Lexington and Aiken, Kershaw does not publish the sale date far ahead, so if taxes are behind, the Delinquent Tax Collector on 803-425-1529 extension four is a call you make now rather than a website you check later.

The three offices that decide your timeline

Deeds. Kershaw County Register of Deeds, Kershaw County Government Center, 515 Walnut Street, Room 180, Camden, SC 29020. Every transfer of Kershaw County property is recorded here. Until it is recorded, it has not really happened.

Estates. Kershaw County Probate Court, 515 Walnut Street, Camden, SC 29020. If the owner has died, this office appoints whoever has authority to sign. No appointment, no sale.

Delinquent taxes. The county's tax sale runs in November. If you are behind, that date sets your real deadline regardless of what anyone else tells you.
